The mixed-use development is set on a irregular, almost rhomboid-shaped plot on a busy heterogenous street in central Prishtina, which also determines the non-rectangular floor plan of the building. Currently, the site houses a nondescript mosque which serves the local community. The mosque building will be demolished and a new space for that purpose will be dedicated within the new development at ground level.
The ten-storey building needs to respond to the fragmented and chaotic urban fabric surrounding the site, comprised of medium and low-rise buildings of diverse styles so characteristic of the post-war boom. Sensitive issues, such as overshadowing, view blocking and privacy concerns need to be addressed in the best possible way.
From the outset, the client expressed a requirement that the building should have a softer appearance, e.g. by integrating curvilinear elements
on its elevations which will be in stark contrast with its non-inspiring context.
The structure is positioned in the middle of the site so as to provide enough space for the two ramps leading to the underground garage levels below and a small plaza to the front which allows for a smooth transition from the street into the building.
The facade treatment can be likened to a layered cake, where each function (or group of functions) on the inside is allowed an individual expression on the outside. Public spaces occupy the ground floor plinth, where apart from the new mosque, an entrance lobby with a small coffee shop will be accommodated. Above the plinth – three floors are offering flexible office space that can be easily subdivided, followed by four floors of private residential units. The crown is established by two generous penthouse units each spanning over two floors.
